Roof maintenance programs available - 

Preventative Maintenance Programs:
Preventative maintenance is a warranty requirement of some manufacturers, and is always a good idea. It can significantly extend the potential life of your roof. Arapahoe Roofing and Sheet Metal, Inc. can provide a preventative maintenance program on existing roof systems for building owners. Inspections will be done semi-annually, normally in the spring and in the fall.

The inspection includes the following:

1.	Inspection of the membrane roof surface.
2.	Inspection of the membrane flashing.
3.	Inspection of the metal flashing and counter flashing.
4.	Inspection of the scupper openings.
5.	All minor repairs required on items noticed during the inspection. Minor repairs are defined to include minor items resulting from normal wear and tear which can be repaired in 2 hours or less total time per inspection, and which can be repaired with minimal materials that can be easily carried up a ladder in one trip by one person. Examples include the cleaning of debris from scupper openings, minor plastic and membrane repairs to membrane flashing, or refastening of individual pieces of counter flashing which have come loose.
6.	A written report and estimate on all deficiencies which are encountered but are more than minor in nature.

We firmly believe that regular maintenance of this type can extend the life of your existing roof system. We guarantee our maintenance program price not to change for three years. In return, we ask for a three-year commitment. After three years, the program will extend on a year by year basis unless cancelled by either of the parties.
